Creating Value - Land Development Optimise
Landevo has completed a project for Warner Leisure Hotels to provide bespoke Estate Development and Asset Optimisation advice, as part of their Land Utilisation Project.
Landevo were instructed by Warner Leisure Hotels to review 15 sites, comprising a total of 1,948 acres and containing a variety of built assets, including Grade I, II and II* listed buildings. Landevo’s brief was to create a database of their estate assets, and identify opportunities for potential estate optimisation, development, or disposal.
Landevo initially undertook detailed desktop reviews of each hotel, including title, associated property, environmental and development information; and coordinated with legal teams to create a searchable database of the Warner Leisure Hotels Estate.

Each hotel site was visited by our team to review the findings of the desktop exercise and identify “on the ground” additional opportunities for adding value to the estate, through development and/or optimisation. As part of the exercise, we engaged with individual Hotel Management and Facilities teams to understand their view on local opportunity, operational need and aspiration, and customer experience.
Working with Warner Leisure Hotels’ incumbent architects, Landevo led the production of a suite of plans illustrating title ownership and leases, third-party tenancies, development constraints, listed building status, hotel specific data, and potential development and/or optimisation options in a clear, succinct format.
Our findings, together with options for potential Development, Acquisition, or Disposal opportunities, were comprehensively summarised in Landevo’s Property Review Report, together with the accompanying suite of plans and Estate Database.
Landevo has provided our client with a complete resource package, to both fully understand and assess opportunities to create additional value or income from their extensive property estate.
